I don't think Leland is in the lodge. I think that's his doppelgänger, the one who buddies around with Bob in the end of season 2 and says "I didn't kill anyone.' I figure he's manic depressive and coop found him in a depressive mood in season 3.

Okay, apparently Frost implied in the Blue Rose Magazine interview Annie would be in his book, but it could be a red herring I guess:

I think it's unlikely that we'll get more Twin Peaks after season 3, but if we did I wonder if Annie could be the unresolved mystery that leads to season 4? The one final mystery that Dale has yet to solve?

There was no "locked in" syndrom with Cooper. He was not "awake". When he "awakened 100%" he received memories of what he had been through with Dougie like remembering a dream. That's how I read it.
